The short answer
Hire for the work, the plan and the terms.
Choose a web design agency for your Gresham business by checking four things: work you can click through, a site plan built around the customers and towns you serve, tracking that shows which pages bring in calls, and terms that leave you owning the site. An agency that gets all four right will build you something that earns its cost. An agency that only shows pretty screenshots will not.
Gresham is not a generic market, and your website should not read like one. The city has 111,513 residents by the Census Bureau’s latest estimate, and it is the economic center of eastern Multnomah County, bordered by Portland. Its homes are older than you might think, its trades are crowded and the search terms that matter most cost real money per click. Each of those facts changes what your website needs to do, and a good agency will bring them up before you do.
This guide walks through the Gresham numbers that should shape your site, a checklist for comparing agencies, the questions to ask on the first call, the red flags to walk away from and what a website should cost.
Know the market
Six Gresham facts that should shape your website.
These come from Census Bureau estimates for the city of Gresham unless noted. Each one points to a decision your agency should make with you.
Older homes mean repair work
The median Gresham home was built in 1981, 48.1% were built before 1980 and only 8.0% since 2010. Lead with repair, replacement and upgrade pages, and keep new-construction pages secondary unless that is your niche.
Owners and renters both matter
Of Gresham’s occupied homes, 55.8% are owner-occupied and the rest are rented. If you serve rentals, give landlords and property managers their own page with how you handle access, tenants and billing.
Homes are big investments
The median home value is $458,700 against a median household income of $77,795. Owners spending real money on a home that valuable want to see your past jobs, your process and your warranty before they call.
Growth is flat, so share is the game
Census estimates show the population down 2.4% over five years. You are mostly winning customers from competitors, not from new arrivals, so your site has to show why you over the next company.
Customers cross city lines
Multnomah County holds 795,391 people and the Portland-Vancouver-Hillsboro metro holds 2,542,282. Your customers live in Gresham and the towns around it, so your site needs to say clearly where you work.
Long rainy winters shift demand
Gresham has a Mediterranean climate with dry summers and frequent long rainy periods in winter. If your work changes with the seasons, plan seasonal pages and homepage messages your agency can update before each season starts.
Know the competition
Crowded trades and expensive clicks.
Multnomah County has 436 residential remodelers, 329 new home builders, 238 landscaping companies and 171 plumbing, heating and air-conditioning contractors, according to the Census Bureau’s County Business Patterns counts. Painting, electrical, roofing and excavation add hundreds more. Your website is competing with every one of them in the same search results.
That is why a template site falls short here. When a homeowner opens three contractor sites side by side, the one with real job photos, clear service pages and a visible phone number wins the call. Ask any agency you talk to how they will make your business look different from the other companies in your trade, with your own photos, projects and words.
The right column shows monthly Google searches that name Gresham, with the cost per click an advertiser pays. A plumber bidding on “plumber gresham” pays about $63.80 for each click. If the page that click lands on is slow or confusing, that money is gone. Whoever builds your site should know how your pages will be used in Google Ads and build them to turn a visitor into a call.
| Search | Monthly searches | Cost per click |
|---|---|---|
| plumber gresham | 390 | $63.80 |
| electrician gresham | 210 | $11.09 |
| garage door repair gresham | 170 | $50.40 |
| pest control gresham | 140 | $14.46 |
| landscaping gresham | 110 | $10.83 |
When we checked the Google results page for “plumber gresham,” the Map Pack came first, no paid ads showed, and the three businesses in the Map Pack had 399, 66 and 323 reviews. Facebook, HomeAdvisor, Nextdoor and Thumbtack all held spots in the top ten. Two lessons follow. Your website and your Google Business Profile have to work as a pair, with matching contact details and service pages that back up what the profile says. And if directories hold half the first page, your own site has to give a searcher a reason to call you directly.
One more number: “web design gresham” gets about 10 searches a month. Most Gresham owners shopping for a website search more widely, which tells you an agency’s street address matters less than its work and how fast it answers you.
Plan your service areas
Neighborhoods, nearby cities and the pages to build.
Gresham has 16 recognized neighborhoods, including Rockwood, Centennial, Pleasant Valley and Powell Valley. Around it sit Fairview, Troutdale, Happy Valley, Sandy and Portland, with Vancouver, Washington across the river. The MAX Blue Line runs into the city, Interstate 84 reaches it from the west and U.S. Route 26 from the east. For a service business, that adds up to a wide service radius and a lot of possible area pages.
Area pages work when each one is written for that place: the jobs you have done there, the photos you took there and the details that apply there. They hurt you when they are the same page with the town name swapped. Ask an agency how it decides which cities get a page. The right answer starts with where you work, where people search and what you can say about each place.
We built Porter Sealcoating & Paving, a Gresham company, 52 city pages across seven regions because the business paves across that whole territory. RescueHero Restoration in Vancouver, Washington got city pages only where search data showed demand. Both approaches start from real coverage and real searches, not from a list of every town on the map.
Seasonal timing matters for area pages too. If your winter work is drainage, roofs or water damage, those pages need to be live and indexed before the rain starts, not halfway through it.
Check the work
A Gresham build worth clicking through.

Porter Sealcoating & Paving is a four-generation paving company in Gresham. The homepage opens on the company’s own drone video, and the estimate form sits right beside it, so a property manager can ask for a bid without scrolling. Job photos show up as before-and-after sliders: drag the handle and a cracked lot turns into fresh blacktop.
Under the hood, we redirected 163 old URLs so the rankings Porter had earned carried over, and built 52 city pages across seven regions. The project went from research to launch in about three weeks.
When you look at any agency’s portfolio, do more than look. Open each site on your phone, tap the phone number, start the quote form and click through to a service page. Ask which parts the agency built and how long the project took.
Your hiring checklist
What a good agency hands you.
Use this list to compare proposals side by side. A proposal that skips several of these is cheaper because it is smaller, not because it is a better deal.
- Live sites you can test on your phone
- A sitemap and page plan before design starts
- Copy written for your services and service area
- Pages for the Gresham-area cities you serve
- Tap-to-call and a quote form on every page
- GA4 and call tracking set up at launch
- Redirects from your old URLs
- Schema markup that matches your business details
- Testing on real phones before launch
- You own the domain, hosting and content
On the first call
Seven questions to ask every agency.
Who will I work with?
Find out who runs the project day to day and whether you can reach a decision-maker when something goes wrong.
Who writes the copy?
If you write it, budget your own time. If they write it, ask how they learn your services and service area.
Which cities get pages, and why?
Listen for an answer built on where you work and where people search, not on a list of every town nearby.
What happens to my old site?
Ask how old URLs get redirected so the rankings you have carry over to the new site.
How will I know it is working?
Ask which calls and form fills get tracked, and how you will see the numbers after launch.
What do I own when we are done?
The domain, hosting account, website and content should all be in your name.
What does it cost after launch?
Get hosting, maintenance, edits and any contract length in writing before you sign.
Walk away if you see these
Red flags in a web design proposal.
Guaranteed rankings
Nobody controls Google’s results. A promise of the top spot or the Map Pack is a sales line.
The domain in their name
If the agency registers your domain, you do not control your own address.
Cookie-cutter city pages
Dozens of town pages with only the name changed are thin content and can drag the whole site down.
No mention of tracking
Without call and form tracking you will never know which pages pay for themselves.
Nothing on redirects
A redesign that ignores your old URLs can throw away years of search history.
A low price tied to a long contract
A cheap build paid back through years of fees often means you rent the site and never own it.

What a website costs with Lithium.
A Lithium website typically costs $5,000. Larger sites with many services, regions or integrations get a fixed proposal after a 30-minute discovery call, so the number is set before work starts. Builds take six to nine weeks from kickoff to launch, on WordPress, and you own the domain, the hosting account, the WordPress install and the content.
Hosting and maintenance is optional at $99 a month. It covers secure private hosting on a dedicated high-speed server, daily backups, software and security updates and basic website changes. A typical build plus twelve months of the plan comes to $6,188 for the first year.
A website and an SEO program are separate decisions. The site build sets up pages, tracking and schema. SEO is the ongoing work after launch: technical, on-page and local work, Google Business Profile support, content and monthly reporting tied to leads. Lithium’s SEO runs $1,300 to $3,000 a month, with a six-month start and then month to month with 30 days’ notice. Nobody can promise a ranking, and we do not.
Lithium is headquartered in Portland and works with Gresham businesses by video call, email and recorded Loom walkthroughs. We do not have a Gresham office and you will not need to drive anywhere. Your first call is with a co-founder.
